Accesul pietonal se face din Strada Virgiliu \u0219i din Aleea \u0218tirbei Vod\u0103.<br \/>\u00cen cele dou\u0103 subsoluri vor fi asigurate 20 de locuri de parcare (S1), spa\u021bii tehnice \u0219i spa\u021bii de depozitare. Parterul va con\u021bine spa\u021bii cu func\u021biuni mixte (lobby, spa\u021bii de depozitare) \u0219i unit\u0103\u021bi de locuit, iar celelalte niveluri vor avea spa\u021bii destinate exclusiv locuirii.<br \/>Accesul auto \u00een parcarea din subsol se realizeaz\u0103 prin intermediul unei rampe amplasate pe limita de nord a propriet\u0103\u021bii, cu panta de 5% pe primii 4m \u0219i 18% \u00een rest.<\/p><h2>Specifica\u021biile tehnice ale apartamentului \u00een varianta de baz\u0103 sunt:<\/h2><h3>1. Structur\u0103 \u0219i pere\u021bi de compartimentare<\/h3><p>a) Infrastructur\u0103: sistem dual, cadre \u0219i pere\u021bi din beton armat de \u00eenalt\u0103 rezisten\u021b\u0103 C30\/37;<br \/>b) Suprastructur\u0103: sistem dual, cadre \u0219i pere\u021bi din beton armat de \u00eenalt\u0103 rezisten\u021b\u0103 C40\/50;<br \/>c) \u00cenchideri exterioare: zid\u0103rie exterioar\u0103 din BCA, tip Ytong Forte, ce asigur\u0103 o izolare fonic\u0103 a pere\u021bilor exteriori de 51dB;<br \/>d) Termosistem fa\u021bade: vat\u0103 mineral\u0103 bazaltic\u0103 de 15cm, placare cu piatr\u0103 natural\u0103 la nivelul parterului \u0219i tencuial\u0103 decorativ\u0103 texturat\u0103 la celelalte niveluri;<br \/>e) Logii\/terase: tip teras\u0103 termoizolat\u0103, cu plan\u0219ee din beton armat; prev\u0103zute cu sifoane de pardoseal\u0103;<br \/>f) Pere\u021bi desp\u0103r\u021bitori interiori: zid\u0103rie interioar\u0103 din BCA, tip Ytong Forte, ce asigur\u0103 o izolare fonic\u0103 a pere\u021bilor desp\u0103r\u021bitori de 51dB; <br \/>g) Compartiment\u0103rile interioare: pere\u021bi de gips carton dublu placa\u021bi \u0219i cu miez de vat\u0103 mineral\u0103. \u00cen\u0103l\u021bime liber\u0103 de aproximativ 2,70m;<br \/>h) Structur\u0103 de rezisten\u021b\u0103 proiectat\u0103 antiseismic, \u00een conformitate cu prevederile legale.<\/p><h3>2. Sisteme de \u00eenc\u0103lzire, climatizare \u0219i ventila\u021bie<\/h3><p>a) Sistem de \u00eenc\u0103lzire: sistem de \u00eenc\u0103lzire centralizat, alc\u0103tuit din dou\u0103 cazane \u00een condensa\u021bie, dispuse \u00een cascad\u0103. \u00cen interiorul apartamentelor, sistemul de \u00eenc\u0103lzire este realizat prin intermediul radiatoarelor cu fa\u021b\u0103 plan\u0103, contorizarea energiei termice fiind realizat\u0103 individual, cu ajutorul calorimetrelor; <br \/>b) Climatizare \u0219i ventila\u021bie: sistemul de r\u0103cire ventilare a apartamentelor se va realiza prin intermediul aparatelor de aer condi\u021bionat de tip multisplit, cu unitatea exterioar\u0103 amplasat\u0103 pe terasa tehnic\u0103 a imobilului, in sistem individual. Unit\u0103\u021bile interioare sunt de perete sau ascunse \u00een tavan, \u00een func\u021bie de cerin\u021bele arhitecturale ale fiec\u0103rui apartament. Pentru b\u0103ile care nu au fereastr\u0103 se va prevedea ventila\u021bie automat\u0103.<\/p><h3>3. Dot\u0103ri buc\u0103t\u0103rie<\/h3><p>a) Racorduri preg\u0103tite pentru montarea buc\u0103t\u0103riei (ap\u0103, electricitate, canalizare);<br \/>b) Buc\u0103t\u0103ria este prev\u0103zut\u0103 cu co\u0219 de evacuare pentru racordarea hotei;<br \/>c) Pere\u021bii \u0219i tavanul bucatariei vor fi permeabili la vapori; <br \/>d) Pentru dispozitivul de preparare a hranei, se va folosi energie electric\u0103 la toate buc\u0103t\u0103riile din imobil;<br \/>e) Prize tip Schuko cu \u00eemp\u0103m\u00e2ntare.<\/p><h3>4. Dot\u0103ri b\u0103i \u0219i grup sanitar<\/h3><p>a) B\u0103i complet echipate cu obiecte sanitare \u0219i accesorii (lavoare, vase de WC, c\u0103zi de baie, baterii, rigol\u0103 pardoseal\u0103 acolo unde proiectul impune, paravane de du\u0219 din sticl\u0103 securizat\u0103);<br \/>b) Pere\u021bii b\u0103ilor sunt placa\u021bi cu pl\u0103ci por\u021belanate \u00een zona de du\u0219, \u00een zona de lavoar \u0219i a vasului de WC p\u00e2n\u0103 la aproximativ 2m, restul pere\u021bilor p\u00e2n\u0103 la aproximativ 1,15m; <br \/>c) Prize cu contact de protec\u021bie IP44, rezistente la umezeal\u0103 \u0219i stropire accidental\u0103;<br \/>d) Grupurile sanitare sunt prev\u0103zute cu sifoane de pardoseal\u0103.<\/p><h3>5. T\u00e2mpl\u0103rie<\/h3><p>a) Profilul t\u00e2mpl\u0103riei exterioare este din aluminium, gama Schuco AWS 70HI, geamurile sunt tripan, protec\u021bie solar\u0103 la exterior \u0219i low-e la interior. Coeficientul de izolare termic\u0103 a geamurilor este de 0,6W\/m2K, iar coeficientul global de termoizolare a t\u00e2mpl\u0103riei exterioare este de 1,1 W\/m2K.<\/p><h3>6. Instala\u021bii electrice \u0219i curen\u021bi slabi<\/h3><p>a) Alimentarea cu energie electric\u0103 se realizeaz\u0103 din cadrul unor FDCP-uri cu c\u00e2te un contor pentru fiecare apartament, amplasate la nivelul parterului imobilului. Apartamentele vor avea bran\u0219amente monofazice sau trifazice, \u00een func\u021bie de dimensiunea apartamentului;<br \/>b) Circuite electrice cu protec\u021bie \u00eempotriva electrocut\u0103rii accidentale;<br \/>c) Prize \u0219i \u00eentrerup\u0103toare amplasate optim;<br \/>d) Prize TV\/date \u00een camerele de zi \u0219i \u00een toate dormitoarele;<br \/>e) Cablu UTP CAT.5E pentru internet;<br \/>f) Unitate interioar\u0103 interfon;<br \/>g) Surs\u0103 de iluminat \u00een logie\/teras\u0103;<\/p><h3>7. Finisaje interioare la pardoseli, pere\u021bi \u0219i tavane<\/h3><p>a) Pardoseli de tip \u0219ap\u0103 flotant\u0103 pentru asigurarea unei izol\u0103ri fonice \u0219i termice superioar\u0103, alc\u0103tuit\u0103 din polistiren expandat ecruisat de 2cm \u0219i \u0219ap\u0103 semi-umed\u0103 armat\u0103 cu fibr\u0103 de polietilen\u0103 cu grosimea de 5-6cm;<br \/>b) Parchet din lemn triplu-stratificat \u00een camere (\u0219i buc\u0103t\u0103rie);<br \/>c) Pl\u0103ci ceramice por\u021belanate \u00een b\u0103i;<br \/>d) T\u00e2mpl\u0103ria interioar\u0103: u\u0219i tubulare, cu cadrul de lemn, f\u0103r\u0103 falt, balamale ascunse \u0219i broasc\u0103 magnetic\u0103;<br \/>e) Tencuial\u0103, glet de finisaj \u0219i vopsea lavabil\u0103 alb\u0103 pentru pere\u021bi \u0219i tavane.<\/p><h3>8. Spa\u021bii comune<\/h3><p>a) Zon\u0103 de acces principal la nivelul parterului, amenajat\u0103 sub form\u0103 de lobby, \u00een care vor fi amplasate cutiile po\u0219tale \u0219i interfonul de la intrarea \u00een bloc;<br \/>b) U\u0219a exterioar\u0103 la intrarea \u00een bloc;<br \/>c) Pardoseal\u0103 pentru holuri (circula\u021bii orizontale \u0219i verticale) din piatr\u0103 natural\u0103, vopsitorii lavabile la pere\u021bi \u0219i tavane;<br \/>d) Lift tip Schindler.<\/p><h3>9. Amenaj\u0103ri exterioare \u0219i utilit\u0103\u021bi<\/h3><p>a) Instala\u021biile sanitare. Alimentarea cu apa se va face de la re\u021beaua or\u0103\u0219eneasc\u0103. Apele uzate menajere \u0219i pluviale (provenite din ploi\/z\u0103pezi) vor fi preluate din imobil de c\u0103tre re\u021beaua de canalizare. Sistemul de distribu\u021bie al apei va fi prev\u0103zut cu sta\u021bie de pompare \u0219i rezervoare tampon pentru a asigura necesarul de ap\u0103 menajer\u0103, chiar \u0219i c\u00e2nd este \u00eentrerupt\u0103 temporar furnizarea apei potabile din re\u021beaua public\u0103. Apa cald\u0103 menajer\u0103 este asigurat\u0103 prin intermediul unor boilere tampon \u0219i a schimb\u0103torului de c\u0103ldur\u0103 de mare capacitate. Sistemul de furnizare al apei calde este prev\u0103zut cu pompe de recirculare;<br \/>b) Instala\u021bii termice \u0219i de ventilare. \u00cenc\u0103lzirea apartamentelor \u0219i apa cald\u0103 menajer\u0103 sunt asigurate prin intermediul unei centrale termice comune \u00eentregului ansamblu amplasat\u0103 \u00een subsolul 1; <br \/>c) Instala\u021biile electrice. Alimentarea cu energie electric\u0103 se va realiza din re\u021beaua ora\u0219ului, prin intermediul unui post de transformare propriu amplasat la subsolul 2. Grupul electrogen se va monta la subsolul 2, \u00een apropierea camerei postului de transformare;<br \/>d) Instala\u021bii de alimentare cu gaz.
